The Brief

In February 2025, a Melbourne-based client engaged our team seeking to expand their investment portfolio beyond Victoria and into the growing South East Queensland Market. Their goal was clear – to secure a property that could deliver immediate rental income and strong development potential for a subdivision.

They wanted a site that balanced cash flow stability with long-term upside, enabling them to hold the property while progressing toward a development application and ultimately executing the subdivision and two new luxury homes.

The Journey

  • February 2025 – Client strategy session completed, defining investment goals, risk tolerance, and development objectives.
  • March 2025 – After assessing several shortlisted opportunities, our team identified a site with excellent subdivision potential located only 10km from the Brisbane CBD. Through skilled negotiation, we secured the property pre-auction for $1.104m, avoiding competition and achieving exceptional value.
    April 2025 – Property settled and immediately tenanted at $720 per week, providing solid holding income during the design and approval phase.
  • July 2025 – Development preparation done: survey detail, soil test, build designs, architectural drawings, town planning report, etc.
  • November 2025 (planned) – DA to be lodged for a 1 into 2 subdivision, unlocking the next stage of value growth.

The Results

  • Purchase Price (2025): $1,104,000
  • Current valuation (7 months later): $1,250,000
  • Capital Growth: $146,000 (+13.2%) pre-DA in 7 months
  • Rental income (2025): $720 / week (strong yield for the asset class)
    Projected valuation of two new-builds as if completed: $4.45m
  • Projected Profit on Cost: $485,000 – 18.5%

Outcome

This project demonstrates how a clear strategy, disciplined acquisition process, and strong market insight can transform a single property purchase into a powerful long-term investment.
In just seven months, the client has achieved $146,000 in equity growth, while enjoying consistent rental income as the development phase progresses. With the DA to be lodged in November 2025, the project is on track to deliver a projected $485,000 profit once complete.
